The Firm has represented design professionals in claims involving alleged negligence in preparing documents for new subdivisions, and has extricated them from lawsuits without their having to make any payment. We have successfully represented developers in cases ranging from those requesting rescission of purchase agreements to those involving defense of alleged fraud claims, and have resolved many such legal problems quickly and efficiently. We have successfully performed transactional work involving group investments/syndications, LLCs, and IRC 1031 Exchanges. We have represented Building Owners, including the Oakland Housing Authority, Misawa Homes, owner of the Clubhouse at Hiddenbrooke Golf Course; and the Stockton Shelter for the Homeless in legal disputes over alleged defective construction, mechanics' liens, stop notices, and more. SUCCESS. In construction defects disputes. we've usually recovered repair costs along with legal/consultant fees. Often, this has been achieved without costly trials. But when court battles have been unavoidable, we've won these too.

In addition, the Firm has successfully defended contractors from claims of defective workmanship. We obtained large sums of money due various contractors for extra work orders, mechanics' liens, and stop notices. We have successfully prosecuted claims for delay damages on behalf of contractors. We have solved property owners' problems with claims of lien recorded by contractors. Ms. Rankin's firm has been placed on the "approved list" of a number of insurance companies, including Maryland Casualty, CNA and Cigna. These relationships have often enabled the Firm to have clients' insurers pay for legal costs.
